3 Signs Your Commercial Parking Lot Needs Sealing

Posted on

Proper maintenance of your commercial parking lot will not only extend the life of your asphalt but can also directly impact the success of your business. After all, most people will try and avoid parking lots and roads that are in a state of disrepair since large potholes and other poor conditions can damage a vehicle. That is why it is so important for you to be aware of when your parking lot needs seal coating. Unfortunately, you will not be able to simply rely on your calendar to tell you when it is time to employ these maintenance services since a variety of factors can influence how often your parking lot needs to be sealed. Thankfully, there are a few warning signs that you can look out for. These warning signs will alert you to the need for commercial parking lot seal coating.

Warning Sign #1: Your Parking Lot Is Turning Gray In Color

The seal coat that covers the surface of your asphalt helps to protect your parking lot from the damage that UV rays can cause. One sign of this type of damage is that your asphalt will begin to fade in color. This is why freshly paved parking lots are a deep black color while neglected asphalt tends to be more of an ash gray. If you notice that your parking lot is taking on a gray tone, you will want to reach out to your paving contractor as soon as possible to have your parking lot sealed.

Warning Sign #2: There Are Widespread Cracks In Your Parking Lot

Cracks and potholes can form simply because of the high traffic volume in many commercial parking lots. However, these cracks will typically be sporadic and can be easily traced back to a specific cause. Cracks that are widespread and seem to form a pattern that is similar to reptile skin are not part of this normal wear and tear. This type of crack indicates that the seal on your asphalt has worn away. In order to prevent future damage, you will need to have your parking lot seal coated as soon as possible.

Warning Sign #3: There Are Water Stains On Your Asphalt

The seal on your asphalt also helps to keep water from soaking into the asphalt and causing dark water stains. If you notice dark stains in areas where water commonly puddles, this is a good indication that your commercial parking lot needs sealing.
